4. Site supervision
The construction manager’s supervision of the site itself is the backbone of a successful construction project. Through constant communication with the various contractors on site and their home offices, we guarantee that the active construction phase runs smoothly and trouble-free and ensure compliance with individual deadlines. This aspect of project management is indispensable with residential as well as industrial and commercial projects and ensures that the work on your site goes smoothly.
4.1 Keeping check of each construction phase based on existing plans and quality benchmarks
As project managers, we check contractors’ work against the plans you have approved regularly throughout the actual construction phase. We pay particular attention to the exact observance of the dimensions and quantities in the specifications and plans and that the building materials used meet your qualitative expectations. Our goal is to be able to deliver to you a flawless structure built precisely according to plan. The project documentation we create in our role as construction managers allows you to follow each step completely.
4.1.1 Finding and eliminating flaws
A structure 100% free of flaws and defects is, as a rule, not possible. If these flaws are detected early on, however, by the construction managers as part of their active monitoring of the project, the appropriate contractor can then be required to remedy the issue. This is why we regularly check for flaws and notify contractors right away. This not only shortens the time to completion, but also helps keep the cooperation between the client and contractor harmonious. This is why, as project and construction managers, we precise defect lists to track the flaws we identify and their eventual remedy. This allows us in our role as construction managers and you as the client to keep a handle on any currently outstanding flaws and also get an idea of contractors’ work practices. 4.2 Coordination of all involved
A key job during the planning and construction phases is coordinating all of the plans and builders involved. We use our experience to identify and evaluate all lines of communication required during a project and keep everyone involved informed. This not only allows makes project planning more efficient, but also allows the actual construction to be significantly faster as well. This is why we conduct thorough checks to ensure that the details as planned have been implemented in order to identify gaps in communication and fix them quickly.
4.3 On-going monitoring of schedules
Not only is drafting schedules and deadlines important, but also the constant monitoring and modifying these plans as part of site supervision. Any new factors need to be incorporated into the existing plans to ensure the timely completion of your construction project.
4.4 Reviewing invoices
When you receive invoices from your contractors, we will review them line-by-line before we present them to you for payment. This is done in a timely manner to allow you to make your payments during any discount period for early payment that you may have agreed with the contractors. In addition, we will use the invoices as part of our on-going cost controls and bookkeeping, so that you always have an updated overview of all on-going costs. On-going cost controls are essential especially in expensive industrial and commercial projects to keep them with economically feasible.
4.4.1 Reviewing and checking invoices
To protect you from paying too much, we check all incoming invoices not just for their amounts, but also compare them with any payment schedules you may have agreed, correct them to reflect work that has not yet been finished or which was done inadequately, and only will we submit them to you for payment with any deposits and discounts already calculated.
4.4.2 Continual cost controls
Based on the invoices you receive and the current progress on construction, we are able to calculate the expected total cost of your building project at any time and give you the figures you need for your accounting. This way you can have a handle on the budget you have set and can initiate any corrections as necessary
